We negotiate based upon the quality of the tenant, their financial stability, and their investment. However, the area comparables are approximately $25/sf. We are asking for a minimum five-year lease term with options. The square footage cost is net/net/net. The added amenity of the patio spaces is just a great bonus!
We work with all realtors but do not have a listing agreement with any real estate company. We pay the standard 6% up front commercial real estate fee on first term, but not on renewals.
